South London Property Market: Croydon, Mitcham, Sutton and Carshalton
What do recent sold prices and the latest mortgage decision mean if you are buying or remortgaging locally? Here is a snapshot of the figures available on 28 September 2026.
London prices have softened, but local markets differ
The latest official house price data available on this date covers July 2026.
The Office for National Statistics reports that average London house prices fell 3.3% in the 12 months to July 2026. The London average was £569,000, around £19,000 below its July 2025 peak. These are regional figures, not a valuation for a particular South London home.
For a local move, property type, street, condition and recent comparable sales matter more than the London average. The figures below are rolling 12-month sold-price averages from Rightmove, checked on 28 September 2026. They cover different mixes of flats and houses and can change as further sales are recorded.
How four South London areas compare
Use these averages as a starting point, then compare similar properties on nearby streets.
Croydon
About £418,000 average sold price over the past year. Flats made up the largest share of recorded sales.
Mitcham
About £418,000 average sold price over the past year. Terraced homes made up the largest share of recorded sales.
Sutton
About £494,000 average sold price over the past year. Check the property type before comparing with another area.
What September’s Bank Rate decision means
On 17 September, the Bank of England held Bank Rate at 3.75%. Six policymakers voted to hold and three voted to raise it. A Bank Rate hold does not freeze new fixed mortgage offers: lenders can revise prices as funding costs and expectations change.
A product fee, early repayment charge and the rate after the initial deal can change what you pay.

South London property and mortgage FAQs
Are South London house prices falling in 2026?
Official data shows average London prices fell 3.3% in the year to July 2026. That regional result does not describe every South London property or neighbourhood. Compare recent local sales of similar homes.
Are Croydon and Mitcham cheaper than Sutton and Carshalton?
Rightmove’s rolling averages were lower for Croydon and Mitcham when checked on 28 September 2026. The mix of properties sold differs by area, so compare the same type and size of home before drawing a conclusion about value.
Does a Bank Rate hold mean my mortgage rate stays the same?
An existing fixed rate normally stays fixed during its deal period. Variable and tracker rates follow their contract terms. New fixed mortgage offers can change even if Bank Rate is unchanged.
When should I review remortgage options?
Start before your current deal ends so you have time to compare a new deal with your lender and alternatives. Check whether an early repayment charge applies before switching.
Can a mortgage broker help with a first home in these areas?
A broker can review affordability, lender criteria, fees and available products against your circumstances. An agreement in principle is an early indication, not a guaranteed mortgage offer.
